is this a good building? Not too many doormen buildings in that area (love the location) but worried about being near a grocery store (mice, noise), and seems like an old building. anyone have some knowledge?

It's an okay building. I liked living here but the grocery store was very noisy and the rent increased quite a bit each year (as much as $500 one year).

The doorman was nice but he wasn't really around all that much. Part-time most days but off mondays and tuesdays (or something like that), which resulted in packages being locked up for a few days before you could get them. Not really the same as a true doorman, although he was a sweet guy.

All in all - it's an old building that needs a bit of work. With the way rent increased, you'd think they would have done repairs in common areas to clean things up a bit. I saw roaches in the hallways periodically but thankfully never had them in my unit...

Agree with everything ny101 said... Rent increases as much as $500/year and the doorman is nice, though definitely "part time", if ever. Its not a luxury building, but you'll pay like it is!

Spent some time here with someone i was dating. Absolute worst street noise you could ever imagine! Quiet street but garbage trucks at 1 and 3 am w screechy wheels and breaks and dagostinos trucks at 5am. Sounds like they are in your apt.

And biggest jerks of mgmt company iirc, for how much they charge they are hostile too!

So yeah location is nice but....so not worth it. Ask anyone who lived there

I hear they sue tenants who pay rent a few days late. Literally sue, not threaten. Something buried in the lease supposedly says they get hundreds of dollars in fees if rent is late. So if you forget (your bad of course, though they do have security i'm sure) and are a few days or a week late be prepared to be sued for hundreds of dollars for each occurrence. If true then jerks is an understatement and I am avoiding!

I have lived in this building for the past 4 years and am moving due to the out of control roach and rodent problems. The management is horrible and does not do anything about it. I have had to file complaints with 311 in order to get them to send an exterminator out.
All of the pipes are leaking in this building so be prepared to deal with content walls warping, construction to fix it, and mold.
