I just spent the day looking for apartments in Tribeca. I was really excited when I saw the floor plan of an apartment at 50 Franklin. After walking the block, I noticed a homeless shelter one block up and a jail right across the street linked to the one of the courts.
Is this really Tribeca? Is this neighborhood even safe? If anyone has any ideas please let me know. I ruled out this block after I saw all these red flags but maybe I just need to lower my standards? Any thoughts would be great.

I checked out the same building. . . maybe even the same apartment. My wife checked out the block and nixed the idea. Said she wouldn't feel comfortable coming home to that block. Like a ghost town at night. All the local businesses on that block have closed too. A restaurant right next door, a clothing store on broadway and a deli right on the corner of Lafayette and Franklin.
It's a bummer. Potentially nice apartment but lousy block.

Regardless of what the street easy map shows, east of broadway is not Tribeca. In fact, blocks between Church and Broadway are iffy as well.

Haha, nice catch! The triangle below canal has one of its sides as BROADWAY! Its just like "upper carnegie hill." Which is really East Harlem. Or now the map for the "Upper West Side" goes all the way up to 125th, west of MS park. Broker shills badger SE to change their maps. Its total bullshit and they know it.

At the end of the day, home is where you make it. I'll bet some love the block and others don't. I'm still learning Tribeca. For me it's simple. If my wife is comfortable then I'm comfortable.

if i had to guess the concern about the jail. . . it's just the kind of element it attracts. it's people in that jail waiting to stand trial and i'm sure their friends and family show up for support. so you might end up with not the greatest crowd coming in and out of the neighborhood.

Might officially be Tribeca. But it doesn't feel at all like Tribeca. That being said, I live a few blocks south and walk that area quite a bit and wouldn't say it feels unsafe. I also think with several new buildings planned for the area surrounding City Hall, there will be improved feel to the hood.

Its NOT Tribeca. Its Triangle Below Canal. One side of the triangle is Broadway. Street Easy LIES just like they now lie about the UWS going to 125th street and the UES include 5th ave to 110th.

Please don't buy an apartment, with such situation within a block or two from where you will be living.
If your standards for comfort are to not live within the proximity of it, then look elsewhere.
Never lower your standards.
It's a big city, lots of alternatives.

School district has been recently changed from Tribeca to Chinatown/Civic Center. Prices should adjust accordingly imho. What would you guess is the right amount ? 10% lower ? 15% ? Interested in your opinions.

I was the first resident in the building 12 years ago and I love both the well run and clean building and the surrounding areas. I am a single small female and not once have I felt unsafe. Lafayette St (where the shelter is) is also occupied by many city offices and court buildings hence CCTV and security guard presence is plentiful, a real deterrent to crime. NYU also has its own halls of residence on the corner of Franklin and Lafayette again with security guards and super well behaved residents. Since the negative posts were written, we have gourmet garage on the corner, Think coffee and blue bottle coffee around the corner and collect pond park at the bottom of Franklin. I am in the epicentre of TriBeCa, Soho, Nolita and China Town, amazing convenience and within 5 minutes of the building we are serviced by every subway line. The shelter has never been a worry to me and we do not have issues with residents. We have the Walker Hotel on Centre Street with a super trendy rooftop bar and another one just being finished on the next block to it. Both a stones throw from the shelter and no concern from the corporations who own the hotels. In conclusion, this is a fabulous area, don’t be put off by old posts !!

I checked out the same building. . . maybe even the same apartment. My wife checked out the block and nixed the idea. Said she wouldn't feel comfortable coming home to that block. Like a ghost town at night. All the local businesses on that block have closed too. A restaurant right next door, a clothing store on broadway and a deli right on the corner of Lafayette and Franklin.

if i had to guess the concern about the jail. . . it's just the kind of element it attracts. it's people in that jail waiting to stand trial and i'm sure their friends and family show up for support. so you might end up with not the greatest crowd coming in and out of the neighborhood.

I also think with several new buildings planned for the area surrounding City Hall, there will be improved feel to the hood.
