Saw #1123 knowing the listing history. This apartment is a complete mess and requires a gut reno. The thing the listing doesn't tell you is the empty flea market lot is going away and they are putting up a building that will most likely block south facing window views. This has to be why there are so many listings in this building. Couple that with all of the construction noise that will come from the new building...makes this a nightmare.

What gives with this building?
Part commercial part residential
You'd struggle to get a residential mortgage wouldn't you given the commercial / resi mix? Which essentially means cash buyers unless you get a commercial loan
Some units seem priced 'well' and some seem priced too expensively for the building
I know there will be construction in the south side

How does a 2 BR become a studio? When the lot line windows in both bedrooms are blocked by the new 688 Broadway.

#823 was recently listed and the seller is going to take a hit. Bought for $1.325m and (nicely) renovated, listed at $1.45m.

How much was the renovation for #823? Just by the looks of the pictures, looks like the owner/seller will be breaking even, at best. Whole lotta time and energy wasted...

Wow, an honest broker. This 2 bedroom penthouse will become a no bedroom when the lot line windows are boarded up due to the condo next door, but that hasn't stopped others for sale in the Silk Building (with 27 lot line windows to be lost) from counting them as bedrooms. This listing is honest and calls them "loft areas" even though they still have windows. Bravo.

Looks like they finally cleared the flea market next door and construction is about to start. I can't figure out why anyone in their right mind bought the units with south facing windows in the past year. My guess is values are down 20% when construction is complete, not to mention years of construction noise and lost sleep. Maybe the Chinese don't do their homework before buying blindly in ny through greedy brokers?
