Discussion about
Hey guys I don't post much here, but have been reading for a couple years. I'm thinking about buying one of them houses that the small real estate companies flip in bed stuy and surrounding areas. I would love to be able to cut my commute time in half, and earn rental money at the same time. Brownstones are too expensive, but there appears to be lots of decent looking houses out there that arent rehab'd brownstones. What do you think of those homes by the likes of Masada/Prime Homes, etc? Would you trust their reno? Do they even get their electrical/plumbing inspected by the city? thats what I'm afraid of: the stuff I can't see that's behind the walls. But, I think they do give a one year warranty thanks for any input!
Banks are in the business of making money. They are LOSING money on those homes every day they're on the market. They're not going to put one extra dime into renovations more than they absolutely have to. And don't think they're not taking every possible shortcut imaginable.
Jaesee you should get a good inspector to check everything before you make an offer. If there are repairs/upgrades to be done at least you will know what you're in for.
i wouldn't. even the best home inspector will not open up walls to see how well the electric is run. the city inspectors spend as little ast 15 min total doing their inspections.
if you are planning on staying for more than 5 yrs prior to flipping it to the next owner, look for something else.
Most of Prime Homes stuff is done under the name Green Acres Holdings. You should check them out on ACRIS, ring some doorbells and talk with purchasers, etc.
I randomly picked one of Massada's listings at 131 Ridgewood in East New York. It had already sold in January. The seller was a David Manesh, for whom see http://www.justice.gov/atr/cases/f2000/2037.htm. Do you think he's reformed since then?
Not to put too fine a point on it, these outfits' marketing is tailored to the poor and stupid. People who can barely rustle up a down payment, let alone inspectors and lawyers and impartial advice.
Thanks for the responses:)
the masada and Prime homes were total wrecks when I first started looking a couple years ago. I mean the ones that were supposedly "reno'd"
I recently saw a couple Prime homes and they looked a lot better. Much better finishes. Decks actually were grounded into concrete footings, etc.
However, as you guys pointed out, there's no way to see what went on behind the walls. I checked DOB for the houses I saw, and of course there are no permits.
Yeah, I think I'll pass again.
thanks everybody! I've really enjoyed reading your posts. and the arguments. Learned a lot in the last 2 years:)
