Park Circle - 346 Coney Island Avenue - Pricechop

Anyone know this development? Saw the article on Curbed about the pricechops. They look mildly attractive. Close subway. Across the street from Prospect Park. It's no Park Slope, but neither do the prices claim it is. Exterior could be nicer, but so could many things in life if you get down to it. I'm not too familiar with area. Maybe someone else is? (yes I will check it out but wanted ot hear from people that may have lived in the area for years) Feels like prices could go even lower with this one. Thoughts?
Is it actually close to the subways? I kinda did not see a subway that maybe close, but maybe there is. Anyways, I have not seen the interior of the place. We saw the building a while ago, like more than a year ago, and at the time it was just by happenstance. Unfortunately, we were too early for any open house, so we left intending to come back later on the day, but never got a chance. It is really near Prospect Park, it's like at the back. They have tennis courts pretty close. The neighborhood I did not think is fully developed and there's a church next to it. That kinda worried me a bit because I do like to oversleep esp. during the weekends, but the main concern was that I did not see any subway, but maybe I just missed it.
The F train Fort Hamilton Parkway stop is close. Google maps showed it as a couple of blocks away. Looked like a brief walk, but I think you have to cross Prospect Expressway to get to it. Dont know what that entails.

The interior is actually pretty nice in this building, neighborhood is a little shady and the closest subway is G. :)
Saw that one. Vastly different neighborhood though. Transportation is a big key difference too. Sure you have the G train which stinks, some buses when people prefer the subway which is quicker and sheltered from temperature, and some gypsy cabs, but its in the middle of nowhere, your eseentially landlocked.
And even though its within the vicinity of fort greene park, youre not literally across the street from prospect park like with Park Circle. Big difference i think. Park Circle seems to be more likely to appreciate in value from an investment standpoint and a nicer overall area and building for living. I guess this place/area doesnt get a lot of attention from streeteasy readers as its a bit out.
