When purchasing a condo, how accurate is the Offering Plan when it comes to the appliances that the condo is supposed to come with? I.E. if offering plan states condo comes with washer/dryer appliances, that means that the condo MUST provide it when you close right (not washer/dryer hookup)?
yes, appliances are appliances. But it is wehn you sign your contract that matters. Often they will be vague in terms of brand. I bought off of plans once and don't recommend. So much better to actually be able to see what is done, and even better if you can wait a few years to see how building is run. But I am biased as I had a mixed experience.
If it is in the offering plan, it must be provided. That is of course if there has not been an amendment to the plan before you signed your contract. The sponsor is allowed to substitute like items. The only way the sponsor can make a change is to get permission from all who have signed contracts or give the buyer the right to cancel.
I've seen two amendments but don't see any changes as far as the appliances. The amendment was more with closing dates and tax abatement revisions. When I signed the contract the washer/dryer wasn't in the apartment. But then again, this is a new dev bldg so the construction wasn't 100% done. If you google it though, every listing I've seen says it should come with washer/dryer appliances (not hookup). I've heard the agent say it only comes w washer/dryer hookup even though the offering plan actually says the model and name of the applicances. I want to know if I can insist on the actual appliances since it's in the offering plan.
Yes. It's in the plan. It's supposed to be there. Insist.
