Resale value of extra .5/full bath to a 3br-1.5ba?

2000sf apartment, 3br, only full bath is in the master. We're deciding between expanding the existing powder room off the living area into a full bath or leaving it as-is and adding a full bath next to it. We have reason to believe either approach would be approved (perhaps delusionally, but that's not what I'm looking for feedback on). My question is how much an extra .5 bath matters in terms of resale, specifically between a 3br/2ba and a 3br/2.5ba. The half and full would be right next to each other, if that matters. The alternative is leaving a big closet, though there's reasonable storage already. Thoughts?

If there is indeed ample closet space elsewhere, I would like to see an addition full bath. I believe this maximizes comfort, luxury and marketability. Good luck

For a family with kids even an extra half-bath would be a big value add. Ever tried taking a leisurely dump with a back issue of MAD while the tot is doing the pee-pee dance right outside the door? Not fun. As to exactly HOW much extra value we're talking; perhaps someone wiser will chime in.

2.5 anytime over 2 for your size of apt.

100% no doubt it add the extra bathroom if you can get it approved.

Even if we are talking a 5 x 6 ft standard size bathroom = 30ft, out of your 2000 sq ft. (it is nothing size wise for the convenience and cache of having an additional power room.
In an ideal world I always try an add a few feet to the bathroom to make it feel more luxurious 7 x 7 feet = 49 sq ft.

It is an easy decision financially you will score much bigger if you choose to sell.

Even a 3 bed 2 1/2 bath is slightly underdeveloped, compared to a 3 bed 3 bath category, however there is no way I would want to compete in the 3 bed market with a 3 bed 2 bath.........unless I wanted to take an unnecessary bath :)

It's nearly impossible to put a general monetary value on an extra half or full bath. It depends on the neighborhood, building, school district, etc.

An extra full bath in a TriBeCa apartment would be worth significantly more money than an extra full bath in Jackson Heights.

Thanks very much for your input! NYCMatt, the apartment is at Broadway and John St, so northern end of FiDi. Not quite Tribeca, but it does have the feel of a place in that neighborhood (prewar, large, loft-ish).

An apartment in Tribeca is worth significantly more than an apartment in Jackson Heights.
