Cost Estimate for Gut Reno of Bathroom

Any thoughts on the cost estimate (labor and materials) for a gut renovation of a small bathroom (toilet, bath/shower combo, vanity, and sink) with mid end fixtures and materials located in a modest Manhattan co-op? I don't know the exact dimensions, but the 1br apartment measures about 650 sf. Thanks!

new floors? walls? tiles? what do you mean by mid-end? that is a big space.... you want plain stuff? Simple white tiles? architect desgining it?

my clients usually spend 20-30k for a complete gut bathroom. A lot depends on the plumbing ( do the branch lines have to be replaced,)
There are ways to get it done cheaper (subway tiles, only tile in the shower area, etc)

I would say about 10k at max. Anything more, just find another contractor.

No way do you gut for $10k. You need faucets, medicine chest, lighting, sink and toilet, new tub, other hardware. Glass shower partition? framed or unframed? or just curtain? There is tile and drain assemblies. But first there is building alteration fees for application and approval and permit from the city. Then ere is demolition and removal. You have to leave a budget for any necessary plumbing pipe upgrades that are discovered. A very modest gut small bathroom will cost minimum $15K in nyc coop and one that is decent mid level is more like $25k if you stay on top of costs.

Argo,

The least expensive plumber I know charges $4,000 for a complete bathroom. How can the purchases:

Showerbody
Tub
Vanity
Medicine cabinet
Light fixture
Tiles
Glass enclosure
Towel bars, robe hooks, etc

And then the labor. I am curious to know how y come up with the 10k max

I was writing mine as you were posting yours. Again I think you are spot on. I still think 15k would be difficult unless you use the cheapest of materials.

Assuming no moving walls or changing location of plumbing, do you need permits for bathroom reno?

It's not just the shower rod that's missing. Looks as if a toilet-paper holder was another luxury nobody'd miss in a quick look-through.

Sp21,

Your building might require that the plumber pulls a permit but that is much easier then obtaining a building permit. Most buildings do not ask for one

Related query:

What kind of price difference are we looking at when comparing a prime Brooklyn co-op (Brooklyn Heights, Park Slope) to a Manhattan co-op, for the same job? What about the price difference of JUST the permitting, application fees, etc? (ie, non-labor/material costs)

If you need to get permits the price should be the same, the material costs should be the same as well.

The labor should be cheaper but not by much
