I LOVE 220 East 54th Street, The Leslie House. I fell in love with with the all glass entry way and the convenience of the location to the subway and business as well as residential neighborhood east of 3rd Avenue. I feel it offers the best of both worlds.

I used to work around the corner, at 900 Third Avenue. Isn't the block between Second and Third fairly ugly? It's dominated by the Post Office. I think you would have to be above the sixth floor off 220 to clear it.

Typical post-war co-op, on a not so nice block.

As I recall not only is it across the street from the Post Office garage bays, but there is a large parking garage a couple of doors down from the building and the building is directly next to the Lipstick building, a very un-residential block.

Not the kind of building or block most people would LOVE.

It's definitely across the street from the PO loading docks, so if you're on that side of the building, you'd better have good soundproofing. It's also mid-block, and faces the office tower above the PO, so not much visual interest out the windows. At some point last year, there was a reasonably high floor apt with terrace on the side which looked appealing, but it was hemmed in by adjacent building to the east, so, unless it was really well planted, sitting out there would be like sitting in an alley. Apartments in the back (i.e., south-facing over mid-block) may be a much better bet, but for me, those loading docks were real deal-breakers.

All front facing apartments face have very little sunlight due to the post office.

It's a very nice building with reasonable maintenance and a lovely lobby. Rear apartments are very quiet, rooms are spacious and the wood floors are beautiful. It's a good alternative in a high priced neighborhood, and the subway is right around the corner. Great restaurants abound on 53rd. St., etc.

At the end, what steered us away from the building is that the financials of the building do not look great. They do not have much in capital reserves for a building of this size. If some unforseen issue comes up in the building, there will be large assessments for sure.

The sales prices of the apartments reflect the downsides. But it's a perfectly pleasant building in a really convenient spot.
