This supposed "new" rental listing for $4495 on Streeteasy for "0 days": http://www.streeteasy.com/nyc/rental/337544-coop-61-west-9th-street-greenwich-village-manhattan?email=true But it is the same apartment that has been listed by the same broker for 76 days starting at $6500, then $5900, then $5395, then $4995 http://www.streeteasy.com/nyc/rental/291531-coop-61-west-9th-street-greenwich-village-manhattan

It certainly looks like an attempt to mislead. Is there anything, other than your gentlemanly demeanor, that leads you to consider the possibility of a glitch?

Thanks, 11201962, but it was kylewest's catch. I think he wanted to give someone a chance to find a glitch instead of just coming out and accusing the broker of sleazy tactics. I'm not always so generous.

I'm happy to see that you and JuiceMan have patched things up. I have no idea what was said - I think it was on the Caveat Emptor thread, which I bailed on after a page and a half - but JuiceMan, despite being generally bullish while I'm bearish, has been both kind to and supportive of me on this board.

Nope. Just being gentlemanly, tenemental. I think this is model example of a coop owner trying to cover costs through renting and finding how utterly unrealistic that is. The original asking price of $6500 was absurd. It's maybe 700 sq/ft, limited closets, interior view but open enough to 6th Ave to enjoy all the traffic noise. And while I don't know for sure, since it is a co-op, I imagine that after paying $9K fee for the privilege of renting at $4500 a month the renter will have to vacate in 1 or 2 years. It just makes no sense to me when just down the street no fee larger rentals in prewars are available for the same money.

Isn't that area considered the Gold Coast?
Not to split cat hairs, but I think the broker fee at 15% is $8100. But you can typically get that down to a month unless.

Gold Coast is used by most people to refer to 5th Ave below 14 (although 13 St is pushing it) and stretches west to east from 6Ave to University--some would say to Broadway, and south to Washington Sq. Park. It's just another term for a part of the central Village. And 15% of one year may be what some agents charge, but I believe this one was a 20% of yearly rent agent.
