Hi everyone, I went to an Open House in this building this past weekend. LOVED the apartments in here, mostly because I'm looking for a high floor 1 BR or 2 BR with a private balcony. Can any current or former residents weigh in on the pros and cons of living here? I have a few specific specific questions: 1)The building is in NYC Storm Zone 5. Your nearest Evacuation Center is at Baruch College. If you are very concerned, you may wish to enroll and then join the fitness center and use a locker there to store your water, beans, blankets, flashlights and matches.

I live in the same general area and there was no flooding during Sandy. The trouble started west of Tenth Avenue, as I recall.

Hi there. I rented in this building (only 2 months) 5 years ago. It was pleasant with nice views, however the apartment I rented (10E) had a lot of water damage in the bathroom. I heard via the grapevine that the building had a lot of construction issues and that the quality was poor. Other than that, I didn't hear neighbor noise and everyone seemed very nice. The door staff was very helpful and it was very convenient to stores, restaurants, bars, etc. I prefer pre-war, so would never consider buying there. Just my thoughts.

I live in zone 5 (formerly zone c).
No flooding at all from the perfect storm Sandy.
Maybe if there is a perfect perfect storm.

Hi back, luukhoi. I'm sure if you were to find a real estate agent that specializes in Chelsea apartments, you could get a clearer picture. I heard from people both in and out of the building that it would not be a good place to purchase because so many issues were coming up in a building that was still relatively new. For example, they had to repoint all the bricks (I think that is the right term) because they hadn't been properly plastered. It was a HUGE job and the owners had to pay a substantial special assessment for it. I was told that is something usually done in much older buildings. Then in the bathroom I could see there had been more than one leak from the tub above. Much of the ceiling had been replaced, and I could see it was from two separate jobs.

I had never considered purchasing anything but a pre-war, but I loved the location, so I asked around, thinking newer construction would have fewer problems than an older building. Again, I heard the building went up really fast and had a bad reputation. That being said, it was quiet, the staff was attentive and courteous, and the lobby and halls were excellently maintained.

The basic one-bedroom I rented was very cookie-cuter in layout, but had a charming little planted balcony which I really enjoyed in the warm months.

Have you looked at 200 west 20th or 300 west 23rd? Beautiful pre-war buildings in the same area, beautifully maintained and with good boards. Sounds like you prefer newer to older construction. Find an agent at Bellmarc or Halstead -- they were the most helpful to me in my search.

Good luck. I'd try to purchase soon, because things are skyrocketing.

For that price you can an incomparably nicer new construction building in Williamsburg with tax abatement , for example .. Have you looked in other areas ?
