DOB Plumbing Permit Expeditor Cost

We are redoing 2 bathrooms we need over 10 foot of piping replaced. one expeditors bid was for 5K. It is nnot for the overall apartment

Most buildings in Manhattan require the plumber to pull his permit. Is your building requesting that you get an architect and file the project. Typically a plumber would charge around $1,000.00 to pull their permit.

Thanks Primer - our contractor went to an expeditor and he wanted 5K which I thought was crazy for just a plumbing permit. If it was for everything DOB related that would make sense.

I am not sure why your contractor would go to anybody. When I need just a plumbing permit I tell my plumber and he gets it himself. Some can be done online as well

If you haven't committed to the contractor, perhaps you should shop around. $5k for a permit sounds strange, why the plumber can't pull it is strange, and your contractor telling you this is again strange (if you get my meaning).

The building wants the permit(spoke to DOB plumbing), the contractor was surprised since we arent changing any fixture but will have to change risers.

PEr the building : You cant get away with an LAA permit which is basically a rubber stamp approval. However it appears you will need a full plumbing permit which calls for submission of plans and an inspection at the close of the job. I believe it also includes an asbestos remediation so all that drives the price up to about 3 or 4K.

If the basic alteration agreement won't cover it & bldg wants plans/inspection, etc...you might be out of luck. I'll let others chime in.

Does the basic alteration cover 3 plumbing fixtures? ie tub, sink and toilet?

Request a copy of the agreement. I looked one (client's coop) and it's 18 pages. If it's not covered, I'd contact the mgmt company.

Tell me about it. I have to make a 800 mile trip to VA and back to please an HOA that thinks it's a NYC coop. Can't wait to sell the damn thing. Ughhh...

hi, unfortunately it's not just a plumber's permit that you need:
if you can't get away with the repair ticket for plumbing work, the job will need to be filed,
meaning - architect has to prepare drawings for the DOB, file for ALT2, technical reports, asbestos test, etc. If his price includes all that - 5k is fair.

Pyxis,

I am not sure why you are waiting. It takes a day or two for the plumber and electrician to pull there permits. I would venture to guess they just don't want to start your job yet. What are they saying is taking so long?
