Discussion about
We are thinking of buying next door studio and use it as kids bedroom and playroom. We are not looking for major renovation. How much would it cost to knock down the wall and seal the kitchen?

What do you mean by "seal the kitchen"? What neighborhood?

NYC166,

From what you are describing it sounds like it would be way less then 100k, more 30-50k

Thanks Primer. That sounds quite reasonable.

Lots of variables but 50k average sounds right with no major hindrances(i.e plumbing major electrical). But you obviously need to confirm with the building that they would potentially allow it and an architect to make sure its possible.

Quite a few apartments on the same lines have done the combination. Just trying to figure out if it makes economic sense to do the combination.

THe cost sounds like a lot, but much is fixed for any job involving knocking out walls and changing room functions. You need an alteration agreement which carries an application fee, plus fees for building engineer review, expeditor, permits, and of course construction drawings. All that is about $10,000 or so. Maybe touch more in average coop. The demo, floor patching, construction can be $15,000-$30,000 depending upon how cost conscious you are. Electrical work, custom closets, moldings, hiding tv wires, radiator covers, etc all begin to add up. This all assumes you aren't touching the bathroom in e new place.

Hard to quote a price without actually seeing the job first. Every situation is different and depending on the wall and projected demolition plans, it can vary
