Kylewest, thank you for all of your great posts and advice; they have helped me a great deal as I've felt kicked around quite a bit trying to navigate through the Manhattan real estate market. Well, the good news is that I finally went to contract on a great place, but it will need a good deal of work, something I've never done. I plan to do it right and will have a designer, etc., but I'm at the very beginning of the process (haven't even taken measurements or hired anyone). whatever your budget is on the renovations, double it. I doubt the number of licensed insurance-carrying contractors has kept up with the change in sales activity.

Do you have a bad experience? I do not find that at all. There are also many ways to work within a budget without going over
Get multiple bids, ask to physically see their work (if possible) or get before and after photos of work done, and also look at other renovations in the building from sales listings and see what other people have done. Also, ask the managing agent or broker if they can provide you with anyone that has done work recently in the building and you can get another opinion or estimate that way. Often times contractors or architects that have worked in the building before are great resources as they are familiar with layout of building, plumbing, structural issues, etc.

No. Just good at renovations. And estimates. A frequent poster on SE is Primer who is a contractor. His numbers and job assessments and mine typically mirror one another. If you post a renovation question, he is likely to respond.
