Any thoughts on pricing a backyard (psf) in lic, greenpoint and williamsburg?

I was always told that outdoor space is calculated at 25% of the ppsf of the indoor space.

so many threads on this. Weak rule of thumb is 50% of the PPSF of the indoor space, with a maximum total value no higher than 50% of the value of the interior space. UNLESS is a super awesome outdoor space that you'd see in a magazine.

Usually 1/2. I have seen many buildings where they count it as 1/4 for tax allocation purposes. Also, beware, I am not sure why, but on bank appraisals, they seem to be counted as much less (I have seen 10%).

Bank appraisals in this country?

sirvogey, all of the benchmarks are entirely meaningless. How much is it worth: How big is it? How private? How clean? Does it mean you are a ground floor and that you may have security, noise or vermin issues? Do you have kids who will enjoy it? A dog who would enjoy it? Will you be allowed to BBQ there?

Yes, bank appraisals. Seem you never saw one... Or purchased a property... Seems like huntersburg is the real tourist without any understanding or experience of the NY RE market...

Tourist, best not to engage huntersburg, or whatever his moniker is at any given time.

Similar to not engaging mentally ill homeless one encounters on the street.

You will learn that to be seen engaging or arguing with such a person is to embarrass oneself.

I engage him rarely, say once or twice a year. Any more than that and the entertainment value wanes quickly.
