Discussion about
Hi We are looking at a pre-war apartment that is about 1100 square feet. The floor is in decent shape but definitely needs to be refinished. I imagine this will take some sanding but again it is in decent shape so I can't imagine it would be much sanding. It's an original wooden floor that is fairly typical it seems for pre-wars on the Upper West Side. My question is, what is the range of cost to refinish a floor like this. I don't mean sand it slap on cheap lacquer, nor do I mean hiring the most expensive guy in town. Can anyone throw out a range of costs for this? assuming you exclude the kitchen and bathrooms it likely around 900 square feet or a little less. thanks!
It's about 1100sf, but what is relevant is about 900sf. The floor is decent but needs sanding, it's typical, but should be refinished. You don't want cheap but you don't want expensive.
Only 1 question - is the cat declawed / are you concerned about cat scratches or on the other hand the cat sliding all around the floor.
You should be able to find someone for $2 per sq ft
About $2500 with 1 coat stain and 2 coats sealer. The base molding will have to be touched up afterward so plan on that as part of the painting job you are also probably considering. You can do the floor first or paint first--no absolutely right or wrong, but if you paint first make sure the painter's contract includes him returning to touch up the base molding after floors are done.
thanks everyone. we don't have a cat. the cat refers to my son who loves caterpillar tractors, has several toys etc.
One other question, how long will this take? I assume the various layers need to dry?
Estimate one week for floors, at least that's what contractors have told me.
I think $2.00 a sq ft is on the low end. With Stain it usually is $3.00 sq ft. Kylewest as usual is close and he is right moldings will have to be touched up
thanks all!
Prefer Kubota
Kubota nice
are all these prices for empty apartments? if the baseboards needed touch ups, would that have to be done by another group of people? i ask because we would like our floors refinished, but not as a step in a gut renovation & all the furniture would need to be moved/moved back.. thanks in advance
any good referrals for this?
I have a great floor guy
