$1,500,000? Really? Ground floor duplex with basement space for a "generous" total of 1,300 sq.ft.? Lovely location, yes, but $1,500,000? I'm saving this one to watch closely...

The one bath may limit it, but I just got more than that for a smaller (albeit magnificiently finished) duplex a block away. Those park blocks are currently in great demand.

Did they gerrymander 10007 to include a sliver of West 84th Street?

Additionally, it is a sponsor unit; on top of location, in this market it seems like it will go. Here's one that I found yesterday which I like better for considerably less. That's my opinion, but west 84th will get more attention due to location.

Are you serious? You cant possibly compare 325 west 52nd street to west 84th and the Park. Sheesh

bfgross, I like the unit better on 52nd, not the block which is why the prices vary. Of course a park block on the UWS is far mroe popular as pointed out earlier. Someone looking in the West 50's will like that unit. Trivia question; What poster on this board said, "There's a lid for every pot"?
