Anyone get a mortgage recently for a coop. Want to get a non-jumbo 30 year fixed. Credit score is good.
Use a mortgage broker, so you're not stuck if something goes wrong. Our lender approved us, but a few days before closing, our lender rejected our building (don't ask) and our broker was able to replace the lender and still close within two weeks. The only additional paperwork was that we had to submit our most recent paystubs and bank balances, which would have been required at closing anyway. If we had had to start over with another bank, we would have lost our locked rate and would have had to get a new appraisal and re-approval, which would have added 30 to 60 days to the process.

I got a 30 year mortgage last year and got the best rate from Wells Fargo. I worked with Thomas Imbo, who came highly recommended, and he was fantastic - could reach him at any time and held me hand going through process (first time buyer). His info is below. Good luck to you

in this market, go with a mortgage broker, not a mortgage banker (Wells). mortgage broker will have all your info and will have banks, who they deal with, accept the appraisal and other info they've gathered. so if a bank gets cold feet at the last second, you can get another bank to step in quickly.
