we are in contract on a 975 sqft apartment in Park Slope. it's in very good shape but i do want to do certain things to make it great and our own. can someone please provide a rough estimate for work and material if i wanted to do the following: - refinish (sand and stain) hardwood floors - approximately 700 sqft - paint white over tan-colored walls - also about 700 sqft (not looking for absolutely pristine, but want nice work and some attention to detail on some basic moldings) - overhauling a 25 sqft closet, cleaning, sanding, ripping out shelves and rods - same as above but a smaller closet - refinishing/reglazing an ugly tan-colored bathtub and replacing the shower system - other minor bathroom fixes like cleaning, grouting, and hardware installation (the rest of the bathroom is perfect) - for 2 doors - refinishing, new hardware installation and trimming for a perfect, quiet fit into frames - other minor issues like tightening kitchen cabinet hinges, stripping paint drops off backsplash, rejuvenating original glass on dinning room pocket doors, etc. again, i know very little about renovations and really looking for good estimates, guidance and advice. how long should i expect to allot for all this work so i can time the closing and moving in? what do i need to know about the toxicity involved in refinishing floors? (we have a baby) finally, my real estate agent provided contractor recommendations who can take care of all this, but i would appreciate hearing about recommendations here. i am not looking for the best of the best, but someone that will do a very good honest job and leaving me happy with a new home without me feeling broke. i think the coop is relaxed about the type of contractor so long as it's not a novice operation. thank you very much in advance. You should be quoted no more than $2.60 per sq ft for the hardwood floors (sand and stain). The company I use is Carlos Wood Floors, which can be reach at carloswoodfloors@gmail.com. Carlos Wood Floors also exclusively use Bona Traffic finish which is the only Greenguard certified hardwood floor finishing system in the industry with a non-offending odor and the product is VOC compliant. For the rest of the work call Luis Montani of Montani Construction - he'll supply you with an itemized estimate for the other items. You can reach him at (347) 283-6129. The floors question depends on what kind of alternatives you have to get away from the off-gassing, how well you can move air through the apartment, and how old the baby is -- but as a rough guide, I'd say I'd wait three weeks before putting an infant < 6 months old into a place where the floors had just been done. I'd let the floors cure by themselves for about a week, and then maybe spend weeks 2 and 3 running the A/C, or positioning and running fans.
You will still probably have some off-gassing after that, but I think that would get the worst of it.

I can personally vouch for Jeff AKA primer from Prime Renovations. I have a similar space of little over 1k sf in Dumbo and he gutted the bathroom, remodeled all the rooms, moved walls, built custom closets and redid the wood floors. I can send you pics of my home if you like (hit me at iver131@gmail.com). I just moved in 2 weeks ago and I absolutely love the work primer did. He is a perfectionist and you would be more than happy to have him renovate your home. TRUST ME
This is what I paid: floors: $2.50/sf; painting: $4.50/sf (including mouldings and ceilings, skim coating where necessary, repairs of cracks); closet: $500 to rip out and install new closet; bathroom: $900 to regrout 9x8 bathroom with wall to ceiling tile; $1/sf to clean tiles and grout (done separately yrs later); $150 to reglaze tub (by super).
I just got a quote from Carlos for about 700 sq.ft of refinishing hardwood floors. It is $2300 which includes sanding and staining and 3 coats of Bona Traffic (water-bassed,VOC compliant)We were quoted $1800 without staining.
Adam, I told him you recommended him, but he shrugged, saying he works for a few Adams.
I have another quote which was also very similar to Carlos'. We are in Manhattan.

Adam - I thought $2.60 per sq ft seems low and that seems to have been validated by cbreeze, who is quoting something like $3.25 per sq ft.
REMom - very similar to what I need done, thanks! Do you have a good NYC-based general contractor you would recommend?
ProInNyc - I may contact Jeff. At least I can see some customer reviews on Yelp (including yours I believe), and correct me if I'm wrong, but they will be a one-stop shop for everything I need done.

Assouli, Getting an estimate sight unseen I would be leery. I never provide quotes unless I personally visit the site.Those are just my thoughts personally.
