How long is the process to obtain DOB permit ?

What is the time frame from the moment you hire an architect to obtain DOB permits, For a 2 bdr/ 2bth condo gut renovation, anybody ?

30 days? 60, 90?

It took us a bit over 60 with an "expediter." Also a gut renovation but of a coop.

More like 60. Think about the steps:
1. Hire architect
2. Make drawings
3. Back and forth with building architect to get approval to submit to DOB
4. DOB filing - if you can do professional certification (Procert), the filing can be done faster. Ask your architect
5. All other permits for electrical and plumbing should not take as long as the AT2 (major alteration permit)

most reno with new walls etc. is AT2, gut will certainly be AT2 at least. possibly someone else can weigh in who understands this process more.

I think you will be looking at about 15 weeks to get the permits but again it all depends on your architect and how much work is involved. (and we did prof certification by our architect; didn't make a difference) From the moment you hire an architect:
1. Approximately 4 weeks for drawings - architects always take more work than they can handle. So they try and juggle all projects to keep all clients happy. They will probably give you draft drawings in 2 weeks; you review and go back with changes. In about a month, you will receive proper drawings that could be used going forward.
2. About 1 week for preparation of DOB application permit;
3. Approximately 10 weeks for permits from the DOB once the applicatin has been submitted. It takes about 6 weeks for the DOB to review the application. And 99% of applications get "disapproved" at first review. This will require setting up an appointment with the DOB by your architect and the expediter. It takes about 1 week to set up the appointment which is normally scheduled about 4 to 6 weeks later. The appointment usually clears all issues and the application is approved 2 to 3 days later. So in total you are looking for about 10 to 12 weeks to get the permits once the applicaitn is submitted.

10 weeks is ridiculous for the types of renovations discussed on this board.

We had no problems putting a duplex gut reno with all new electric, plubming, and new central AC onto six sheets. Was approved same day and permits issued in less than a week.

Find an architect who knows what s/he is doing.

Metropolis is an excellent Expeditor and selecting one with a success record, fair pricing and relationships with DOB will be critical in realistically assessing your time frame. Also, how quickly the Board and/or Management turns around the authorized paperwork, once prepared by the Architect. The DOB does not commit to any schedule, hence the importance of the relationships between Expeditor such at Metropolis and the DOB. Moreover, a good Expeditor will present financial options that might assist in improving schedule projections.

Stamped drawings from an Architect, Applications, DOB submittal, DOB review, DOB approval, Contractor selection, DOB confirmation Contractor is insured and in good standing, then Permit.
