Add a 3rd BR to 1105sqft condo?

Hi there, I live in a condo that is the 2nd floor of a renovated brownstone in Park Slope BK. The floorplan looks like this, with my proposed addition of a BR http://imgur.com/Js4R7Yu Few questions for the community -- 1. Would this add value to my property? 2. What is the minimum legal bedroom size? 3. What would I need to do to "officially" turn my apartment into a 3 BR when I eventually list it? 4. How much, very approximate range, should I expect to pay for the addition of the wall & door? Thank you!
Too small, better if it was a office or great closet space

I believe it's within the dimensions required by law (§ 27-2074), but in my opinion the space is better used as part of the living room, since all the other spaces are relatively small, it's nice to have one larger space. I doubt that chopping up the LR will add much value.

You're not "adding a bedroom" so much as you're "building a wall". With the thread title I had a vision of someone enclosing some roof space or a terrace or something to add a whole new room to their space.
I disagree that it's small, MIB; it only looks small compared to the vast room next to it. It's 9 x 10 feet, which is a perfectly normal bedroom size. Making a genuine room out of it, with its own function, looks like a better use than how it hangs alcove-like off a much bigger space.
I can't answer your questions, DeepBK; just stating my opinion, which is in favor of your renovation.
The dining area is really just a small foyer behind the stairs, not great for entertaining. If you really want to use the space as a spare bedroom, why not just install a Murphy bed with flanking cabinets?
@Zero, 3bds in a space of only 1100sq ??? To me that's too small
10 by 9 room. You have to add a closet to make it a bedroom, so it will be 8 by 9 room. That's is very small.
Personally, I don't see it adding value, when I see someone list a 2BR as a 3BR after having done something like what you're suggesting, it turns me away. I almost think you're more likely to get a buyer who is looking to do something like this on his/her own, knowing it's an options for him/her in the future but not wanting to pay extra (and likely unwilling to do so) for someone else spending a couple thousand dollars to throw up a wall that they may or may not want.
It's bad enough that you already don't really have a living room (a "living room/kitchen" is broker-speak for putting your living room furniture into the dining area of an eat-in kitchen). Carving out even more precious space for ... what? Do you really need a third bedroom as much as you need "living" space?
