Why are the prices in this building relatively lower for an elevator + doorman building ? Is it a land lease, location or something else? Has anyone live here, who can comment on the building?

The relative undesirability of the Upper East Side has been previously discussed.

The maintenance is a little high relative to the size of the units, the public transportation is relatively inconvenient.

I used to live in this building. Great building with great apartments. The reason the price is so low is that the maintenance is extremely high relative to similar buildings.

What about the noise? House rules says - no noise allowed in the apartment - only between 8"30 and 5pm? Does it mean I can not invite friends in the evening and turn on the music? Also, how difficult is the board? Let's say if I am planning to do renovations and move some walls? Your feedback would be greatly appreciated.

Any downfalls with this building other than the location and high maintenance?

These are negatives for some people and not others, but potential downfalls include lifestyle rules (noise limitations before 9 and after 5, carpeting minimums, etc), difficulty making legal alterations, and severe restrictions on subletting.
