Stewart House. Best value in the east village.

Less than two blocks from 6 train as well as the N&R. Multiple bus lines start one block away. Garage in building. Double wide circular driveway in front. Huge closet spaces. Excellent building services. Good school district. Can walk to 6 different cinemas. I think it is one of the best values in the Village.

I'm curious on this question as well - is anyone able to comment on noise between apartments?

It looks like your standard run-of-the-mill 1960s white brick high rise. Sure, the apartments seem very generously proportioned. But otherwise, it's rather nondescript and dated. It gets a "meh" from me.

It is the location, driveway, and if you have Grace Church view.

I remember checking out units here 20 years ago. Building was was fairly upscale back then in spite of its "white elephant" image. Very good location bordering East and Greenwich Villages with Union Square just a few blocks away. East Village was just starting to take off and Union Square area had a completely different vibe. Little to knock about it but I wonder if buyers here saw the same appreciation as in surrounding neighborhoods. But maybe now is the time to buy.

Talk about a lack of supply for resale at $1500 per square ft renovated. Not much new building either. This is the area.

Twenty years ago I was outbid here by a cash buyer. FWIW I don't think I would have passed the board...

What do people think is the dividing line between Greenwich Village and East Village? I always thought Broadway but it seems StreetEasy thinks it's Bowery/4th Ave.

FG, Broadway is the border between east and west sides from the Battery to Washington Square Park where Fifth Avenue starts. 4th Ave never felt like The Village.

Broadway is definitely the separation between East and Greenwich Village.

Anyone remember Pizza Piazza at 10th and Broadway? Best pan pizza I ever ate! Wish I knew where they may have gone....

Ribalta on 12th and just west of Broadway is excellent for high quality pizza.
