when is the best time to list?

we plan on listing out upper east side apartment soon. as there is very little on the market - trying to figure out when the best time to list is - now due to lack of supply? or spring due to higher demand - but there will be more supply? thoughts? thanks & happy new year
Wait till people have bonuses in hand.
Now we're post new year, the start of the season is upon us so I'm not sure that general seasonality matters greatly.
I think the prime factor should be whether you think 2014 is going to see the market strength building or easing. If you think we're in for a repeat of 2013, then delay and wait for the rumors of bidding wars and hot markets to become self-fulfilling. If you think 2014 is going to see some moderation then perhaps get ahead of things before senitment swings towards being a buyer's market. Perhaps wait a week or two to start getting a feel for actual 2014 activity. Are the open houses still flooded etc...
I think a second factor should probably be activity in your own building. Did the last comparable sell above historic highs or linger for months - how does this play into your own particular micromarket? How does the direct competition look? Do you know your upstairs neighbor isn't about to come to market with a competitive price?
I'd line up your broker now so that you can do any staging they recommend before photos are taken. I did that last January and was ready to go by in March. We sold on the Upper East Side in one day with 2 solid offers.

this is about the time the tickup in new supply starts and continues for next few months. Buyers are out there in full force, so u can easily list now and the market should see rising activity for next 3-4 months. The mkt will tell you pretty quickly if ur priced right or not. hard to blame on timing if u have good traffic but no offers in first 2-3 weeks..buyers these days act very fast if they see something that works and is somewhat reasonably priced. Our buyer clients are dealing with best n final deadlines right now, even for places listed over xmas if that tells u anything
The buyers out now are very serious. Like us. We just want to sign a contract and have the cash in the bank.
I actually cancelled an appointment to view because of the storm. I was happy to go, I was afraid the agent would wimp out.
In the spring, I think you get more dreamers who stop by just to clarify what they like, and then talk about it over some coffee down the block.
You only need one good motivated buyer.

coop a little over 2000sf river views, we turned it into 2 bedroom 3 full bath - 2nd bedroom is huge - was living room of 1 of the apts. great if you have same sex sibs. washer dryer, 2 dishwashers, 48" sub fridge, 48" wolf stove, new electric, new plumbing, all new hvac, soundproofed 5" walnut floors, guest room/den, fully wired, custom (truly) kitchen, etc. completely move in ready

Yea, quite honestly I think the most important factor is when you feel ready. Make sure you have plans lined up for the next place you'll move to following the sale. You don't want to be caught in a situation where you find a serious buyer who's ready to close quickly and you don't know where you're heading. You could make an argument either way about the best time to list... Truthfully, I think serious buyers are out actively looking and if you price right you'll get offers.
