We live in a 2 bed, 1 full bath loft in SoHo. We are about to turn one of our walk-in closets into a bathroom, but we are debating making it a half bath or full bath. The difference in price for the job is $12k to make the half bath into a full. We will still have our full washer/dryer units, and will only have to move the water heater to accommodate (to the back of a walk-in closet, and it will be hidden by a door). The total price for the half bath job would be $44k, and the full bath $56k. My thought is that it is near impossible to LOSE money on this renovation (additional bathroom, whether half/full should at least pay for itself in resale) while upgrading to a full bath would provide an extra multiple in the resale, compared to half bath. Do you guys have any thoughts on what that multiple is, generally, between a 2 bed/1.5 bath and 2bed/2 bath in Soho? Is it worth paying an additional $12k to upgrade to the full bathroom? [less]
Pay the extra $12K. Not sure why there is debate.
I think you know the answer and are just looking for affirmation. So yes, of course spend the extra few bucks.
Spend the money, you will get it back and also have a quicker sale and more traffic when you sell.
Full - don't see why there's even a question.

I am sorry but this may be the dumbest serious question I have ever read on this site. Full.
In for a penny, in for a pound. Go for it. You'll kick yourself later if you scrimp now.
Thanks guys. I should mention that my current master bathroom is accessible from my living room (so not en-suite), and this new bathroom would also be accessible from the living room only. Does this change any opinions?
Oh, well then save the $12K.
If you can't afford the extra 12K you can't afford it. This is, what, a $2,000,000 property?
Not sure why the full bath will cost that much, is that with all the material? What kind of tiles?
The guy we are using is an architect/contractor with his own plumber/electrician so he is a one stop shop, which requires a premium I suppose. Beyond that, the assumption used in our plans he used $35/soft tile for the bathroom. I took a quick look at Home Depot and desire the less than fabulous cachet, they had some nice looking tile in the $9-12 range, which reduces the cost of the project be about 6-6.5k.
If the apt is more that 1100 sq ft def 2 bath despite the entry from the living room.
Would the entrances be next to each other?
No, they are separated by a kitchen. Door to door if say it's about 14ft
