outrageous building in last few years

There was a building wide reduction of services order in effect for the last 2 years, tenants who asked for repairs were told their leases were not going to be renewed and it seems like all new tenants only stay a year. Go figure! Great neighborhood - but if you are willing to pay the high rent go elsewhere

Warning - The building is a revolving door. After a year most new tenants leave - either because of the lack of "luxury" that they are paying for OR because of the staggering rent increases that just about everyone reports

Why would you care that there's a lot of turnover? It's a business. The landlord paid tens of millions for the building, and will charge what the market will bear.

Google the tenants in that case. The father might have to sell his summer place in Westchester or his winter place in Jupiter to pay the 98 RSD market rent. The daughter is a would-be conservative pundit who used to write speeches for Dan Quayle. One of her latest pieces is "Gay Marriage: An Oxymoron". Just one of the little ironies of RS.

The issue isn't whether the landlord can charge what the want - they can ask for any number and in some circumstances get it. However, It should be a warning to prospective tenants that they ought to view any potential tenancy as very temporary. The turnover is staggering with those exiting feeling abused for both the way the building is maintained and not improved AND the large rent increases that are demanded for a potential renewal.

good news and bad news. there is now a live in super -- however you never see him and everyone is complaining that repairs are not being approved by management. given the top dollar being charged this is crazy.

correction -- he isn't a live in super he is a resident manager. Having a live in super is required by NYC regulations of a building of this size. Services are suffering because of this reduction of services and a new property manager who has the distinction of offending all tenants - those of us paying full market rent or rent stabilized

Major leaks/Plumbing issues, dirty and filthy common areas are the standard in this "luxury" building. You will be greeted with a "Maybe this building isn't for you" if you complain about it. The real issue is incompetent unresponsive management and a derelict building that is not maintained. No live in super even though it's required by law in a building this size. Do yourself a favor, BEWARE!

The building is plagued by a management whose practice is to be minimally responsive to maintenance and staffing. Since the sale of the building by its original owners the same can be said of all subsequent ownership and management companies. The current team may be the worst.

Catastrophic floods that effect multiple apartments are common (2x per year). Mismanaged response to a November 2020 fire that affected many floors of the east wing of the building has left at least one floor in a shambles. The most recent fire resulted in multiple injuries and was widely reported in the media.

Seemingly whimsical hiring and firing of staff is the rule.

Luxury accurately describes the rental costs but certainly not the service, maintenance or staffing.
