OMG -- it's petrfitz!
He claimed on streeteasy that he sold all of his RE properties, a few years ago; and retired to Eze.
I went to Eze last year and asked around that small town: could not find even one resident who knew him/heard of him (a newbie, former New Yorker. Must need to shop for groceries at the local stores and maybe go out to dinner once in a while).
Now petrfitz is back in Manhattan.
Retirement in the South of France was too difficult for him.
@Truth......you are kidding right? the amount of "partially occupied houses" in Eze where the owners are sometimes there but most of the time rented out there is no way anyone could know everyone there.
Besides....the rocks on Eze suck as far as a beach goes.......

New residents, especially from New York and particularly from Manhattan would be known around town.
The rocky beach is not an issue, as most residents have a boat.
Malta is also very nice, yet has no sandy beaches. Volcanic island beaches in the Med are rocky.
We're not talking about the Carrib or HI islands.

If it's Med beaches that you're interested in, there are other towns in the south of France that would have met your requirements. Or, drive to Monaco or Italy. Sail to Capri, or Ischia. Hug the mainland of Italy, on the coast: plenty of beautiful beaches there.

Do not know any specific, but you need a CERTIORARI lawyer. They specialize in RE tax assesmments and appeals. The buildings accountant s/b able to recomend someone.

Petrfitz, This is how far I got to in researching this a couple of months back. If your properties are a condo/coop, the condo/coop managing agent has to file a tax appeal via Certiorari lawyer. Your share is just a proportion of the total taxes even for a condo. Perhaps I am wrong in my findings. Will appreciate the name of the lawyer once you find out.

I didn't ask "a private exclusive community" to reveal where you live. It wasn't an official investigation.
Just me asking the many shop owners and restaurant owners/staff if they had met a recent addition to the town, from Manhattan who sold his New York properties and retired there in Eze.
Had I known where you were, I would have sent a message to you inviting you for lunch. Or dinner. Or a nice afternoon on the water.
If you really own a home in Eze (where you retired after timing the NYC RE market) it's good that you didn't sell it. Why would you need to return to Manhattan/NYC "for awhile, to sit on some properties"?

I asked my friends in Eze (long-time residents) that year and they hadn't met you, nor heard of you.
I posted a comment to you after I returned to NYC and you responded to me with a nasty comment. I replied that I would ask around (above the "up top with the cati" area, that you narrowed down your location in your reply). You must be living big like Howard Hughes: on the secretive, stay-indoors all the time, down low.
I also read some comments about Las Vegas RE that you owned and lost big bucks on, in another thread discussion. Let's just say: "What happens in Vegas, stays in Vegas".

You must have been dreaming of Eze, last Tuesday there in Manhattan, when it was 3 degrees.
Sitting on some NY properties couldn't have helped you keep your wealthy tushy warm.

I'm not going to re-post that discussion thread and don't remember exactly what you described your move to Eze to be. I assume nothing, however I remember that your retirement announcement was to move to Eze and live there. I have excellent reading comprehension, although that discussion thread appeared quite some time ago and I don't remember your exact comments.
Your comments on this discussion thread lead me to believe that your wealthy tushy is still frozen.
