Hi, a friend of a friend is contemplating buying in that building. Does anybody know if it is subject to the artist in residence law ? How can one find out ? Thanks. http://streeteasy.com/nyc/sale/1047519-condo-160-wooster-street-soho-new-york
I am not an attorney, and ultimately if your friend is interested in buying in the building, he/she should consult one. But, here is the zoning map that shows where 160 Wooster is located:

It would appear the building is still within the M1-5A zoning, which is technically still manufacturing. It is my understanding that anything within the M1-5A and M1-5B is subject to the AIR rules. Any of the loft buildings there that I've researched show "JLWQ" (Joint Living Work Quarters, ie: subject to artist in residence) on their COs. This building apparently doesn't have that.

But he will confirm with an attorney, that was just to take the pulse. But it makes sense, building is from 2004.
What do you think about the building ?
Loft Law is different than the Artist in Residence laws that affect the apartments in soho. Totally different programs, google around and read about each one. For example, here is a well known condo building on soho, 95 Greene Street.

Loft Law designation is "No", but if you look at the CO, floors are listed as JLWQ.
Haven't shown in the building, so wouldn't want to speak for or against something I haven't seen or taken buyers to. Price has a little bit to drop, I'd think, given how popular condos are in the current marketplace and that this has been on the market for 2.5 months.
There's really no substitution for viewing something in person...if your friends are serious about buying, it's worth 20 minutes of their time to just go look at the apartment!
Can the artist in residence law concern such a young building (it looks older than 2004 but it is from 2004) ?
