Whether residential or commercial the market has simply reached its tipping point.
People can only pay what they can pay. My neighborhood (UWS)has more empty storefronts
than I've seen in years as old tenants left or were forced out due to escalating rents.
The same has happened with residential apts. Landlords expectations are correcting.

I have also noticed lots of empty retail space on Park Ave in the 20s/30s.
