It's not bullish or bearish. For people with assets it's a question of the cost of money versus the return you can earn on it. A jumbo mortgage is roughly 4.5% with an after tax cost of 2.7%. A ten year AAA muni is only around 2.35%. Considering the zero interest rate on short term savings, and the low returns on safe AAA munis which are the natural alternative considering they both have a tax angle, it makes perfect sense that well heeled investors are buying without debt.

It is only possible for the people who has retirement saving, fixed deposit, mutual fund and still having enough cash to buy a condo.

I just sold an investment property to a hedge fund. For proof of funds (cash deal), they provided me their bank statement showing $9,000,000 in that account.

this has already been the case in NYC for many years. The only difference is that now investors are funneling money into small buildings.
