How much for a top-rate gut renovation

Out of curiosity, how much would cost if I were to renovate the following apartment? http://streeteasy.com/nyc/sale/845946-coop-535-park-avenue-lenox-hill-new-york The price seems alarmingly low for a Park Ave. Coop, and I'm thinking the wiring, plumbing, etc, will need to be completely replaced, it says it hasn't been on the market for 50 years! In light of that, and assuming I were to get a top-rate architect like Peter Pennoyer to do the design, how much would it cost?

this is what i do- if your still interested now or in the future let me know. agreed on the upgrades, i do lay out the cost for arch/expediting/permit fees /eng/gc etc
alteration agreement is the key and make sure if any summer rules.

This is a good place to start

$100-$200 sq ft for a low end-medium

$200-$300 sq ft for medium- Hi
$300-and up for hi end

For the average per sq foot measurement, does the total gut reno costs include architect / designer fees, fees to DOB?

gut renovating this apartment is going to be $2mm+ and that's not the highest of the high end

It depends. Everything is relative. There are some inexpensive architects/designers and some who are expensive.

Minimum $300/sq. ft. For high end, sky's really the limit on the upper end, but the fancier the building, the higher the floor is going to be on the minimum cost per sq. ft. because higher-end buildings will require higher than average quality of work, fixtures, architectural & engineering work, etc.
