Can I change broker?

My “buyer broker” showed me a Half-Townhouse recently which I am now quite interested in. But she is not competent in answering my questions with buying the Half- Townhouse. Can I switch to another “buyer broker” who is specialized or has more experience with buying Townhouse without being involved in any legal issues?

I did not sign anything. So far just some phone conversations and emails about setting up appointment to see the Townhouse and brief discussion about the Townhouse and how much my initial bid should be.

Whether you are legally obligated or not, I would say ethically you should stick with that broker once they showed you the place.

Thanks. Unfortunately, she might be only good in condos and coops, but she has no knowledge/experience with Townhouse. She couldn’t provide me with comparables. She is not even returning my email with questions concerning purchasing the Townhouse. I have to do a lot of homework myself to find the answers and I feel I might not get the best deal with her.

if they cant return an email, then just move on.

I don't think it is unethical. You are going into a very significant transaction. If you do not have confidence in your broker, I would not proceed with her. I would move on because she does not have all of the answers. However, the fact that she does noteven return your emails and doesn't even offer to find the answers for you is wrong. If she sells you the place, she will earn a fee. She should earn it. Anyone can walk you into a place.

make sure you find a broker who really only does townhouses. I can recommend David Kornmier from Brown Harris Stevens. He is great and only does townhouses.

if you put up with awful service it does no one any good. they need to earn their money..this isnt the bull market in real estate any more in nyc, where they were ticket takers.
