At first glance this building looks really nice -- nice looking kitchen and bathrooms, fancy appliances, and huge windows. But, beware, build quality is suspect. The windows let in a draft during the winter as well as water when it rains hard. Also if you look, you'll notice that they have not been washed on the outside in a very long time. You'll be told that the hood vents to the roof and it... [more]

There is a synagogue inside the building, and there will be a restaurant inside to serve the people attending synagogue.

Do your research if you are really considering renting or buying an apartment in this building. I lived here for 2 years (only because we signed into a two year lease commitment, otherwise I would've wanted out after the first year) and can say that the management company of the building and also the owner of my specific unit were terrible.

I moved in June 2016, and barely a year into our lease around end of May/early June 2017, we were notified by the super that he suspected a leak was coming from the shower in our master bathroom. He asked us to not use the shower for a week to see/confirm if the leak would stop. We had a separate bath so we took baths for that week. At the end, the super confirmed that the leak must be coming from our shower and would then follow up with us about scheduling for a contractor to come to fix it. Days, weeks go by, and we hear nothing from the super and no response to any of our texts about it.

We went on a 2 week vacation at the end of June only to return to warped floorboards in our bedroom (in the area right outside the door/entrance to our master bathroom), along with black spots that we suspected were mold. We took pictures and sent to the management company telling them they needed to send over someone ASAP to fix the leak in the shower as well as the floorboards. One section of the floorboards was warped so badly and protruding out of the ground that I couldn't even fully open the doors to our closet.

We got zero response from the management company and eventually started following up and taking/sending more pictures on a weekly basis. Eventually, we emailed at the end of July that we would be withholding rent until someone would come and fix the leak in the shower and the floorboards. At this point, the warping caused by the water damage, as well as the black spots, spread into the living room.

In early September 2017, the management company sent a contractor... to only fix the leak in the shower. He commented on the floorboards and the potential mold, but said he was only hired to fix the shower and was not even told about the floorboards being an issue.

We continued to withhold rent and reached out again about the floorboards. No response. The damage to the floorboards spread even further and was worse in the winter time because cold air would come through the gaps that were forming between the floorboards.

In early January 2018, the owner of our apartment reached out to us. He was very hostile, had no idea what the situation was because the management company never communicated anything with him, and accused us of trying to scam him out of his rent. We explained the situation to him and told him that if he sends someone to fix the floorboards and check/remove the mold, then we can discuss rent payments. He demanded we pay all of the rent up front and that he would fix everything afterwards, and denied any claims of the mold. Note that the owner of the apartment lives in another country and had never set foot in the apartment since we moved in, nor did he ever meet us in person, so his confident denial of any mold was ridiculous. We told him that we would not be paying all of the rent up front because then there would be no guarantee he would even fix anything, especially since it had already been almost 7 months of living with these conditions.

At the end of January 2018, a contractor finally arrived and took 5 days to remove the old/warped/damaged floorboards and put in new floorboards. There was absolutely nothing done to check for mold, remove the mold, etc. After all of this was done, we told the owner of the apartment that since the mold still remained, and because he clearly did a rush job, we would like to withhold two months' rent and pay up the remainder in full. He again got hostile, denied all claims of mold, and had his lawyer reach out to us threatening to evict us.

In mid-February 2018, we got our own mold inspection done paying $400 out of our own pocket, and confirmed that the apartment did indeed have mold. We got our own lawyer and despite sharing the mold inspection report, the owner still refused to admit there was mold in the apartment. We told our lawyer we would be willing to settle for one month of abatement and early termination of the lease just so we could get out of that apartment. The owner of the apartment did not agree to this.

In early May 2018, we received a notice that the owner of the apartment was suing us for nonpayment of rent and that all of our claims were unsubstantiated. In mid-June 2018, we came to a settlement agreement... which was our original proposal of withholding two months' rent. Per the settlement agreement, the owner was supposed to have scheduled a walk-through of the apartment in order to return our security deposit. To this day (8/24/18), we have had zero response from the owner or his lawyer about scheduling the walkthrough, nor have we received our security deposit check. Last we heard was from the super who reached out to us on the owner's behalf wanting to confirm if we had moved out because the owner wants to sell the apartment.

Aside from the above, the building itself is just not great. Throughout our two years there, we've had more issues and breakdowns than we've ever had in any other apartment. In the summer, the cold air wouldn't work. In the winter, the heat wouldn't work properly. The pipes in the sinks would leak all the time. The in-unit washing machine would leak all the time (and also became gross towards the end of our stay there, I think due to the water damage and the build up of the leak from the shower, that we eventually stopped using the washing machine completely). The super even once told us that they used cheap materials when they built out everything and that that's why things broke down so easily and frequently. The side entrance door was faulty and there were many days where it wouldn't work properly. The "gym" that is advertised was bare bones and consisted of outdated equipment. The two treadmills were both broken for the last 6-8 months of our time in this building. It was right before we moved out that signs were posted in the lobby saying that the treadmills would be replaced "soon."

Again, if you are looking at this building just take careful consideration and ask a LOT OF QUESTIONS before you make a final decision.

TL; DR: Mold in the apartment that was never addressed properly, building is made of cheap quality and things break down on a regular basis, terrible management company, terrible owner (of my specific unit), amenities are not as advertised and definitely not in line with what you're paying for.
