What is the size of a typical Super's apartment? My previous buildings allocated 1BR, the current one gives a 2BR and the Super wants to expand out into a common terrace also. Your comments please

Depends on tenure and how valuable super is in view of the Board. I know of a building that recently upgraded the apartment to one with an additional bedroom to accomodate super's growing kids because the building loves him and doesn't want him to leave. Not sure there is a "typical" size answer.

I think that is unreasonable, wanting to expand out into a common terrace. Any chance in hiring a different super?

Its a new construction and we have no board. This same Super ripped off so many residents by asking $1000 to paint 1 room. I think once we form our own board we will fire the management company anyways. Now the Sponsor asks me "Do you wish to complain about the Super, you might need him on a rainy day"

The super at our building, a pre-war conversion, somehow convinced the Sponsor to give him a 4-BR apartment. It's just him and the wife--no kids! The Sponsor will force the residents to buy this unit for the super at full-market price. I've already heard that it's not sitting well with prospective buyers off the street, and it's definitely not ok with current purchasing residents. It's just a big red flag.

MMM33, I think it is ridiculous for the super in your building to take over the common terrace! That is outrageous. And your Sponsor's comments reek of the corruption that is going on, and will most likely continue to go on, while he controls the board.

Well he is taking only half of a huge terrace!!! Maybe he will expand into the GYM now. This Sponsor/Management Company tie up is amazing. Its generally the management company that brings in the super and all the staff-Bellmarc in our case. BRG_515 -can the sponsor make you pay up for the 4BR at closing-did they not specify the super's unit in the contract? For us they specified the unit and super's salary in the contract (my main reason for not tipping someone whose salary is over 200K)

Wow! That's a lot of money. This is going to be very difficult to resolve. As always it's better not to get into this type of situation in the first place by doing homework and asking questions before you go into contract and buy. Your building sounds like it is pretty expensive and in the city. Most of the residents are not goiong to care since they might make so much more money and don't want to be bothered. Worse case is to have to wait for your building to sell out and have the board members fire your current managment company and fire the super and team for some reasonable people.
