Marketing a FSBO via the MSL

Hello street easy community, I am in the process of finish a custom home I built in north caldwell, nj. i'd like to market it as a FSBO, and have a few questions. can i get the site in the nj/garden state mls so that it syndicates to all the brokerage sites, realtor.com, trulia, etc? will street easy pick it up if its in the mls? Also, I've created a website to market the property, and would appreciate any feedback from realtors regarding the text and images. the site I created is at
From what I can tell, Streeteasy is not linked into the mls. The mls' in New Jersey are not very forward thinking. None of the national internet brokerages are in NJ like Zip, Redfin, & Iggys House. I don't think there is any service that will upload your FSBO into the mls, but you might find a Realtor who will do it for a small fee.
Who crowned you the know all for real estate anon? Why would any MLS ever list a FSBO? Don't you have any idea that the Multiple Listing Services are paid for and so practically owned by the realtors themselves? Talk about forward thinking, you obviously have your head somewhere in the rear.
A fsbo is a fsbo, it will not be professionally listed. If you want a prefessional job done marketing your home then you will pay for it. Pick the right realtor and you will be glad you did. They will help you get the wide scope of buyers in to view your home. They will make sure you only get offers from qualified buyers. See the entire process through to the closing including overseeing Attorney Review, ensuring that deposit money is in on time, schedule and oversee the home inspection, deal with any items that pop up from the home inspection through valuable experience (there is almost always items) and schedule the appraisal. If that isn't enough the realtor will keep a close eye on the commitment letter which the lender is having problems issuing more and more these days. Then the realtor calls the attorney and lets them know that the commitment letter is in and then they schedule a closing. Don't forget that you'll need a smoke cert and carbon cert from your local fire department and who reminded you? A realtor?
Try selling your home alone in a tricky market and walk the mindfield alone. Good luck!
Down with the MLS. It sounds like a cartel to me. MLS= Mafia-controlled Lockdown System. All of those items mentioned can be driven by an organized individual. It's 2008, not 1995 here. Go for it 4Roosevelt! Good luck.
No need to be so nasty Denisk, I was simply trying to be helpful. If the MLS ever wants to be relevant in todays world, they will have to send their listings to sites that people visit. Realtor.com isn't the only game in town anymore. Realtors aren't going away and they do serve a purpose, but the MLS's aren't necessarily needed, and they aren't helping themselves by staying insulated.
It isn't unheard of for a Realtor to list a property that is basically a FSBO for a fee and not a percentage, especially for new construction.
