The ground floor apartment (rear) in our building is for sale. http://streeteasy.com/building/135-henry-street-brooklyn/2 Trying to judge how much this means our upstairs apartment is worth now? So wondering how do people price having "garden" space? I know this apartment has the negative of low ceilings but with a really cool outdoor space how much per square ft do people feel secluded outdoor space is worth?
btw just to be clear, this isn't our apartment, we live upstairs.....just trying to work out what people think having a backyard is worth?

All I imagine when I see that apartment is ankle-deep rainwater or sewage.
@Pier45 why would you think that? this is ground level there is a basement underneath this apartment.
Regarding ankle deep in rainwater: From the photos, there is a stair case going DOWN into the apartment. There is a raised deck, but the windows look as if they are just above the raised deck.
I had a friend with a similar apartment in GV and got flooded via the staircase if the garden drain was not clear. There was a basement below without windows.
I am surprised at the asking price considering the living room has no window and the bedroom in only 7' wide. This really looks as if it should have been a studio with a sleeping alcove.
I would hate "garden space" with tons of windows looking down on me, no privacy. So for me it wouldn't add much.
Low ceilings too? wow low ceilings are the worst. Just as high ceilings are the best. Claustrophobic. This is going to be a very tough sale.

They're asking $569? ! ? ! ! ! What are they smoking? Looks more like $399 to me. I wonder why they didn't remove that wall between the kitchen & the sitting room. Did they build a platform under the window in the "bedroom" with storage underneath? This place would be like living on a boat ~ & yes, water might well be an issue at that kitchen door.
In answer to your question, I think in this case that garden is maybe worth 50k 'cause without it, $349 might be the ask for this place. Interesting. Keep us informed!
The wall between kitchen and LR is the original back wall. At some point an extension was added to the house. It goes up three of the four floors, so deanc's 4th-floor apartment has a terrace on top of the extension.
To widen that door, you'd need quite the beam to hold up the three stories of solid brick above.
YEP NWT that is correct that kitchen/rear wall would be a big problem to widen. I would love to know when the "extension" was built though as obviously a long time ago eg 50+ years etc for all the apartments above its just like a regular room.
I agree with the comments about light in the apartment, though to be honest the 7' wide bedroom isn't a problem at all.
How much value does a terrace add to a condo one bedroom rental
Well we finally got our valuation back (we are about to refinance with Wells Fargo which is why I was wondering the original question), pretty much in line with what we thought (maybe 50-100k low but that’s reasonable considering its not what we’d sell for but what the banks appraiser valued it as based on other sales in the area).
The appraiser used 53/6 Remsen, 44/4 Remsen, 119/4 Henry as comps and valued our apartment on the top floor at $1,550,000.
Like I said still not sure how this reflects for the smaller apartment on the ground floor with garden area but it shows Brooklyn heights has certainly moved up a bit since we purchased in 2008.
Dean - clearly if your apartment is 3x the one downstairs, there is a lot more than the garden driving the valuation. Making your original question a waste of time. How much do nice rims add to the value of my friend's Honda (would be helpful in terms of valuing my rim-less Maybach). Congrats on having a much nicer apartment then the guy downstairs though!!
I thought the same regarding the condos I saw that were priced higher because they had a terrace. I would rather buy a larger unit without a terrace
The terrace is probably lovely - the long walk upstairs to get to it, not so much
