I would recommend the Beekman without hesitation. I tend to look at the positive things in life and when I love something, I go for it. If you like or love an apartment in this building (building has a captivating charm to it) don't hesitate to pursue it, as I did. My experience has been great so far and I'm hoping it will continue to be. I have been living here for a few months and am new to the area so moving was a challenge, but as soon as I adapted, I really couldn't be happier.

Only someone new to NYC would recommend this building. Anyone considering it should perform serious due diligence, beginning with simple search of previous Streeteasy discussions about the building. Take time to read the actual complaints in the various litigations involving the sponsor, who still controls the building after 13 (14?) years, to get a sense of the risks.

I've been around long enough to remember when the base of the Beekman was a homeless shelter. I agree that the neighborhood is convenient and very nice to live in. I was always surprised that they couldn't get a better retailer then Duane Reade to rent the space. Glad you like the building.

We love the neighborhood; rented at Beekman Regent for 15 mos. at 11,500; got to know the lay of the land and then rented better unit at 310 E53rd for 9000 for 2 years; then purchased in perfect coop wherr we renovated and moved into in October. Anyone who is looking to rent in this neighborhood should wait for vacancy in 310 East 53rd - there is a reason there are rare vacancies there and constant vacancies at The Beekman Beekman Regent. A number of the doormen in our building have been around since the 70's, and they all have stories of what 351 E51 was like before the current iteration; development of the property was definitely a plus for the neighborhood.

"there is a reason there are rare vacancies there and constant vacancies at The Beekman Beekman Regent. "

There are currently 9 sales and rentals offered at 310 E. 53rd and 5 at the Beekman Regent.

Just sayin.

Both buildings seem to be top of the line for the neighborhood as indicated by the prices.

Glad you like the building and neighborhood.

re-read my post RENY - directed at anyone looking to rent. Only one rental vacancy at 310 E53rd, fairly recently listed. Something tells me those Beekman Regent units will linger.

P.S. to my last post: As I have previously noted, more power to Beekman Regent sponsor if it gets any takers.

4 or the 5 rentals at BR are north of 20k per month, agree it will probably take a while to rent those.

When a building is controlled by the sponsor for 13/14 years or more, problems are all around you.

So true. So wise. So obvious.

Is it obvious if you think the Beekman Regent is in ZIP 10011?

Re sponsor control since inception of the building, going on 14 years, exactly. Anyone looking to buy into the building will do due diligence as matter of course and will find everything they need to know to make an informed choice; renters new to the city (such as I was 4 years ago) might be a bit more cavalier about due diligence; I did not do litigation check prior to renting at Beekman Regent; suffice it to say, I wish I had.

Love the old threads on this building. http://streeteasy.com/talk/discussion/31859-the-beekman-regent-renter-beware My favorite is poster multicityresident commenting to both NYCNovice and foolishrenter, as if they were two separate people, as if multicityresident was also distinct from the two of them.

Well it certainly adds credibility to the complaints against the Beekman Regent.
