100 West 72nd Street #5E - square footage?

Hi streeteasy community. Hoping someone can help. I can't for the life of me figure out how this apartment is 703sq ft. No matter how I calculate it (even counting the loft as sq ft and the odd 4ft space underneath plus the bath) I get 550 - 606, and that's being generous. Am I missing something? Is this really a 470-550 sq ft studio? Thanks!!

Probably but the only real way to answer your question is to visit the listing. Sq footage is manipulated in many ways.

Thanks SteveF. Do listings agents actually think that buyers won't look at the floorplan and calc a rough sq footage? Seriously? I mean a get a couple of sq feet here and there but 200 additional? That's just laughable.

Checkout the post on condo vs coop ownership. Condo's often list common space in square footage. That could be the reason

grunty the floor plan listed sq ft can also be manipulated by measuring to the outside walls, include common area etc. So calculating floor plan sq ft can also be wrong.

The floor plate is basically 43' x 12.66', or 519 sq ft. The "loft" theoretically adds 101 sq ft, but not really. If you look at past sales, 3E claimed to be 650 sq ft. And, to add even more humor to the equation, two other such sleeping loft apartments for sale in this building are marketed as "duplexes." Hah.
