can I sell a condo without broker?

Hi I have a question for everyone who has past experience selling condo in NYC. I have heard lots of stories about brokers negotiating under the table deals with buyer, and I am very hesitant to use a broker. I have heard about propertyshark.com, and they let up post ad for free. Do you think I can sell my condo on the internet safely and quickly that way? thanks a lot.

Yes you can, but you need a great real estate attorney and plan on spending a good amount on advertising.

Let me tall you something and think about it.
We (brokers) basically work for free and we are going to take tons of money and promote a home and we don’t get paid unless it sells. What a great deal for homeowners! We are going to sell your home for you, which is going to net you the same amount of money as if you went through all that time, expense, and aggravation on your own.
1. Sell-by-owner hunters want a bargain
2. Third-party negotiating
3. Agent have more available resources

The three basic reasons why the seller (you) is not going to save money doing it on her or his own.

If you really want to sell your home/apartment and get what you deserve I am more than happy to help you.
95% of brokers in NYC charge 6% commission! I can do it for 4%.

Of course a broker is going to tell you not to go it alone. Do not listen to them! I have many friends who have sold by themselves without spending more on advertising or anything else. If you have a brain and are realistic about the market, take good photos and get a phone just for this. Then hold open houses and save 6%. In other cities, the broker fees are 2%; NYC won't go below 4% for a market that has risen. Think about it: if you sell your place for $1.2million, the broker will make $72,000! That's crazy.
