Whats the typical selling agent commission these days? 4-5% realistic? I have a 1bd rm in prime dumbo that will practically sell itself but my career is way to busy to deal with FSBO.

Most brokers would take 5%. I would do it for 4% and give some cash back to the purchaser. I'm a sole proprietor .I'm also a mortgage broker, therefore can prequalify the buyer in minutes.

5-6% and that includes the cost to market your apartment and the services the agent provides.

depending on the company .most FULL SERVICE companies will charge 6% and will give you a FULL SERVICE and full marketing package . those who charge only 4% will not be happy to co-broke as they will have to split 50/50 with another agent if one brings a buyer.therefore will show to direct clients more often and eliminate many potential buyers...
"Pay peanuts - get monkeys..." sort of thing.

best is to take a good agent with proven record of fast sales in the area, or with the same product you are selling and add on that 1% difference to the price - as a good agent might be able to get you more money with the right marketing and selling strategy.

What if there was a broker that had a perfect commission structure that kept co-brokers happy and more importantly netted their clients MORE money than any other agency....and what if this broker has been doing this successfully for over 12 years in Manhattan! AAAAAAND what if this broker sold more per year than the average salesperson did (as a seller's agent and buyer's agent)...AAAAAAAAAAAAND what if this broker had such a solid grasp on the business he never felt victim to a board rejection - never you say? Yes NEVER! (exciting!!!).
