Beware of sponsor sales!

The sales agents will show you perfect model apartments, and will explain that this is how the units they sell will be delivered - they are professionally cleaned, painted and such. Sounds great but not quite true. The unit we bought has significant tile damage in the bathroom. Floor and broken wall tiles will need to be replaced. I'll share some pictures to show it better. But be cautions about what they say - any damage you may see during your contract signing inspection will stay there.

I bought here recently and found that the sponsor was very clear that the unit was being sold "as is." There were some things that were taken care of as punch list items, but the general quality of the unit was up to the buyer to say yay or nay.

What is the soundproofing between units like in this building? Can you hear your upstairs neighbors walking around, or your next door neighbors playing music, etc?

We observed some minor damage to a few things while inspecting our unit and asked the Sponsor to make repairs to them. The Sponsor had everything on our list repaired except for a single scuff mark on a floorboard that was barely visible. The Sponsor offered us several thousand dollars in lieu of having it fixed themselves. The amount they offered was well in excess of what it would cost to repair such minor damage.

If you're a family, this building is ideal. It was designed to be an integrated community and the pimped out amenities are unrivaled by any other residential building in Manhattan, especially for kids and families.

The building has been ranked as one of the best residential buildings in Manhattan for families. Poor choice of words maybe, but the facts remain the same.

Don't just take my word for it, "New York Family" magazine ranked it one of NYC's most family-friendly buildings - in addition to a private playground and dog run, "families can enjoy a penthouse sky lounge, complete with catering kitchen, private dining room and terrace, a landscaped roof deck, and a fully-equipped indoor fitness center; outdoor basketball and handball courts; glass-enclosed lap pool; terraced hot tub; sauna and steam rooms."

I didn't say I was. The original post showed the buyer lacked experience buying property and they ended up losing out on potentially thousands of dollars. I normally don't post comments but felt the need to in this case.

I didn't say I was. The original poster lost out on potentially thousands of dollars from the sponsor. I felt that should be pointed out. The other comments were meant for a different discussion but Streeteasy's forum site isn't particularly good and I can't delete them.
