This is basically a rant about experiences w agents. I'm curious to hear about other peoples experiences. Some people swear by agents, and others say they can be rather useless and unnecessary. I know this is a case by case basis, but I've found that agents can often slow when buying, and not necessarily the most attentive when selling. In particular I've found that to be the case with a specific realty company, and I'm wondering if others have had the same issue. I'm an active participator in the search from my new home. I sign up for updates and emails wherever I can, and do a quick search for new listings almost daily. Today I wasted much of an afternoon w our agent attempting to see what I thought was an amazing apt, but later turned out to be an HDFC for which we don't qualify. The unit was WAY overpriced considering it was a restricted sale. Anyways it would be nice hear some success stories or even ppl/agencies to stay away from. Cheers cc [less]
There are a lot of terrible and a lot of great brokers out there. You just have to be lucky to find the right one who suits your needs. I personally was very involved in my apartment search and just wanted a broker who would help me get comfortable with my offering price, help me negotiate and educate me about the process along the way. I used Dan Gotlieb from Digs Realty and found him very responsive and knowledgeable, and he never wasted my time. Best of all, he gave me back a rebate of 2% of my purchase price at closing. I highly recommend.
Some really good agents exist (and a few contribute on this board) it's been my experience most don't really have a solid grasp of their product. As a board president, I have encounter too many situations where I am cleaning up the messes caused by brokers. That said, if you can find that really knowledgeable and caring broker - that person is worth their weight in gold.
I also think we're drowning in so much information that people don't read anymore, so the ability to pay even minimal attention is now as distinguishing as being "extremely detail-oriented" used to be.
I have an HDC listing (accepted offer) up on this site where it states that it's a restricted unit in the third paragraph. Despite that, one out of three inquiries I get is from an investor or an investor's broker.
