ACRIS filing

Discussion about
Who files the information in ACRIS after closing? The seller's broker/buyer's broker/attorney? If there was a mistake in the filing, e.g. missing the apartment number, can an amendment be filed? Thanks

usually done by the seller's attorney and/or title closer. Sometimes the city makes an error... it's pretty common for there to be a mistake, any reason you're concerned about it?

I see. Thank you snezanc. In my case the apartment number is missing from the sale record. I suspect because of that the DOF couldn't match that to my address, and didn't consider the apartment to be my primary residence. And thus they deemed me ineligible for co-op tax abatement. From another thread seems like it's a pretty common mistake.. and could take a while for the city to correct. It's just frustrating

what a bummer! sometimes a personal visit with a copy of your deed will make things go a lot faster than dealing with people over the phone.

I would talk to your attorney about this. Usually they are required to sign an undertaking at closing by the managing agent or coop attorney 's office. They probably use the company who prepared the lien search to file it to make it easier. I would double check with him or her.

lol good luck trying to "go and see coopabate" they don't even have a phone number. Email address is the only way to contact them.
Scan in a copy of your contract etc and tell them to fix it but will be a slow process......

Our ACRIS was filed promptly and correctly and are in the same boat as you.

We moved into coop in 2013 and submitted the forms for both STAR and and Veteran's abatements. We did not get the Veteran's reduction, so we filed an appeal. NO RESPONSE. To be on the safe side, we also filed the paperwork again in 2014. We received the STAR abatement, but not the Veterans AGAIN. Again we appealed. NO RESPONSE.

To make matters worse, in 2015 the coop tacked on the bill for our taxes as non-residents while crediting us for the STAR tax. The coop filed an appeal on our behalf and we filed our own appeal 3 months ago. NO REPSONSE TO EITHER OF US. So the CFO of the management agency is going to the Abatement Office to deal with this problem; we are not the only one of their clients with this problem.

I've lived in 3 other places before this one and NEVER had a problem with my residency being accepted.
