So while doing my research on the building I found that 20% of the units are reserved for low income tenants making ~$30K/yr. Since that's 235 units, that's quite a lot of low income people to deal with(a 6 story housing project has 100 units, so we are talking about 2 ghetto buildings worth of people inside the building). Especially since a building like this will be slow to fill up, so the first year or so it'll be pretty much just you and low income tenants. For those of you who lived in buildings like this before, what's it like? Do they mostly keep to themselves and try to fit in or should we expect low brow trashy behavior?

I'm not sure about the answer to your question, but I do know that all common areas are part of the lifetime fitness, including the lounge areas, billiards tables, cafe, indoor pool, outdoor pools and gym. The cost to join the club is $179 a month per person which isn't bad, but they tack on another $500 per person per year just to use the outdoor pool.l for the summer months. On top of that they charge $40 per guest per day in the gym and have an additional $100 per guest per day fee to use the pool. Given the ridiculous costs of these facilities which are typically either included in the rent or have much better guest policies, I would be surprised if market rent paying tenants used all of the public facilities, let alone the low income ones.

the only issue i have with this building is i am a member of lifetime and i can only have guests once every 6 months. That means when friends come over and want to grab a bite at the cafe or get a spa service with me they have to pay $40 each time i think its a bit unfair considering there are no communal spaces in the bldg whatsoever :( hope you guys make a open options for lifetime fitness members and tenants so we can have a lounge area for guests no actually using the gym

wait so there is no roof deck or a BBQ area? So if I had ten people over, we'd need to shell out $1K just to hang out?

Oh come on! You won't have to see the ghetto low income people when you are entering and exiting the building if you make the curtains on your litter opaque.

The qualifications for the city's 80/20 program are categorically different than the qualifications for government subsidized housing (aka housing projects). 80/20 folks are working people whose salaries allowed them to live in NYC 20 years ago. Even so, there are housing projects throughout the city, right next to luxury condos and no one bats an eye. Crime is near a 30 year low. in NYC and the city's decent management of housing subsidies is one of the reasons why. Issues with an 80/20 building have to do more with cultural prejudice than anything else.

I'll be a resident from this 80/20 program soon and I really look forward to being part of this community and meeting my new neighbors. I really hope I can budget in the price of access to all of the amenities. It will work out.
