Discussion about
I love BBQ/grilling, just like the rest of the U.S.A. I feel deprived not having this basic American right here in Manhattan (currently in Lincoln Center area rental). What's my best bet for neighbourhood within 30 minute commute from Columbus Circle, 2br/2ba, 1200 sq ft+, patio/deck for grilling, under 2M, prefer 1.5M?

Oh there's a lot right up in C0lumbia C0unty for way under $2 million, and plenty of room for grilling. You can even raise your own cows and sheep there (leave the deer alone), slaughter them yourself and grill them while they are still nearly bleeding.

You don't have that basic American right because the terrorists won, and post-9/11, enforcement of regulations about grills, not to mention enforcement on rules about the movement of propane, has gotten much more strict.

90 William in FiDi has a rooftop with a shared grill for residents, and would otherwise roughly meet your criteria.

If you need the grilling space to be private, I'm not sure I can think of anything that fits your budget.

Oh, C0lumbus C1rcle, not C0lumbia C0unty. Sorry, long day - ignore what I said above.

fieldchester - LMAO. Nice one!
front_porch - in your opinion, what's the price range I should be looking at then? And what neighborhoods and buildings would meet the rest of the criteria?

It's field5chester. You missed the 's' in the middle. I don't get your name wrong Gandi, don't get my name wrong.

Not much inventory at the moment- but have you looked at Hamilton Heights? The A and D express trains can get you to Columbus Circle in less than 15 minutes.

But, uh, isn't that in Harlem?

Honestly, when I sold my beach house, I gave my grill to the buyers, because I couldn't imagine ever housing it in the city. The last two legal grills I've seen have been on a private rooftop in a Tribeca triplex (which would probably be around ~ $6 million or more if the owner were to sell it now) and in the backyard at a Chelsea townhouse (which would be available for rent in the $18K a month range, but the current owner made one of the bedrooms into a gym, so it's an unusual layout).

For shared grills, I think there are lots of new condos that are possibilities: the Atelier, I think has one; the Palomar in Harlem has one; I think multiple buildings in FiDi too.

There's also a setback terrace listing at 411 East 57th that might meet fire code -- you'd have to talk to the listing broker, who is at a different firm than mine. But it looks like that listing hits a lot of your check boxes. If you have more questions, send me an email at upstairsrealty [at] gmail [dot] com - please put "streeteasy" in the subject line so I can find it.

I know people who live at 303 E 33rd. It has a terrific common roof deck with large grill http://streeteasy.com/building/303-east-33-street-new_york
