Discussion about
Does "no longer available" when an apartment was under contract (or not) mean that is was taken off the market or that it was sold?

It seems to be used both ways. I was following a building where 3 apartments were marked that way. Subsequently, I received postcards from brokers indicating that 2 of them HAD been sold. I checked on ACRIS and those 2 WERE sold. The prices came up a few days later on StreetEasy as a SEPARATE entry near the one saying no longer available. Another building I've been following shows the apartment both as UNDER CONTRACT in Current Activity and with the sales price under PAST SALES. In the past month, StreetEasy has totally lost reliability in apartment sales status.

@ joandark, the "no longer available" status means that the deal is off market, or that the agent does not have an exclusive for the deal anymore, and delisted their listing.

@ jelj13 and @ joandark, The listings that are posted on StreetEasy are provided by agents, owners, and management companies. We do our best to display correct information on our site, however if you notice that the status of a listing is incorrect, please let the Support Team know at support@streeteasy.com, and we will investigate the listing.

Thanks!

This goes back a few years but when wanted to go back and see my apartment for the second time SE had it listed as "no longer available". Fortunately, my buyers broker decided to follow up anyway, and it turned out the seller's broker was away for the holidays (it was over Christmas) and couldn't show it but it was very much still on the market wiith the same broker. Moral of the story, if you are really interested in an apartment, follow up anyway, you never know.

StreetEasy Support: Don't you ever look at the web pages yourself after you update the status? You have apartments listed for 200 East End Ave under past sales as both "no longer available" with another entry with the closing price. How about 201 W 89 St. 2D? That was listed UNDER CONTRACT a PAST SALES entry "no longer available AND a closing price. You just dropped the UNDER CONTRACT. Former data base administrator who checked for these things.....

@jelj13

We will match the closing to the listing automatically if the status of the listing was set to "Sold" by the agent or owner. We cannot link the listing to the recorded sale, if we do not receive the correct status. We are more than happy to look into a listing discrepancy, and make updates on our side. I have gone and edited the sales at 200 East End and 201 West 89th Street. Please email support@streeteasy.com if you see mismatched information.

Thanks,

You mean there aren't gnomes at SE, manually sifting through the data from the brokers and the city?

Thanks for explaining the flow of data. We've been guessing.

Just digging around, it looks as if Halstead tends to incorrectly flag a listing as "No longer available" instead of "Sold", as if there was no difference between the two statuses.
