Any thoughts? Priced 1500$/ sq ft. 1 br apt priced 970k. Do you think its a good investement? Do you think it has a potential? Love design and location. Please advise

The location is convenient to transportation, many units will have tremendous unobstructed park views, and the surrounding neighborhood continues to improve. So yes, I think it is a good investment for a long term hold, and based on where the developer’s last project sold (down the street), without knowing more about the building, $1500/sf seems like an understandable spot to price initial sales.

Just an extra info. 1500 $/ sq ft for 1 br without view- lkng north towards the project on lower floors. All central park view apt are 3br-5br apt priced 1700-2000 $/ sq ft making total price 3mln-11 mln

A park view is a worthy long term investment. If it's facing north, you can buy in a much nicer area for 1500ish a foot.

Also another thing that would make me tentative about this place is the fact that some of the apartments in the building are part of affordable housing. Most people who can afford to buy 5 million $ apartments don't want to live in the same building as lottery tenants paying $800 / month rent, unless those people have a separate entrance.

I was looking at apartments recently and one of the things that was non-negotiable for me was the building can't have lottery tenants living there.

They have 10 affordable apartments 1-2br. Priced 200-300k. Lottery apartments. But thats why
they have 25 year tax abatement so instead of 2500-3500$ /mo in taxes RE tax will be 100-200$/ mo

Priced 1500-2500/sq ft makes a huge value for the Harlem /MH/up to 125th str, including Kalahari and Adeline. They all underpriced now based on Circa pricing

The Kalahari is a green building too. Real estate broker here who grew up not too far from this project. The neighborhood is great. But for me personally I guess it would be frustrating for me to not have a park view. Further west on Cathedral Parkway are pre war condos, Stanford White buildings. But is it a good investment? If you're not facing the park, and you're looking north, what do you see? Isn't there a section 8 housing across the street? Not sure. Can't say without reservation that this is a good investment.

1 br 970500+, they have only six 1 br units
2 br- 1750000- 1880000, they have only four 2 br untis ( 2nd , 3-5th floor),
3 br-5 br- 2850000- 11 000 000

I think it's high for that area. Outside of the park the area just isn't there yet.

What do you think about investing in the Bronx?

thanks!! I'm seriously looking at Bronx investments. I barely caught Harlem and totally missed Brooklyn. I know it's not there yet, but you have to be a pioneer in order to reap the benefits.

For what it's worth I think that being a pioneer can have it's drawbacks at this cycle of the housing market. Prices are very high, many people say we're in a bubble. If there is a downturn then from my experience based on other downturns the areas that were the pioneering ones were the ones in which prices fell the most.
