How to approach Board about renovation

We are combining units and would like to replace a kitchen with a bathroom and expand the bathroom. We expect some resistance from the board. Is it a good idea to approach board members prior to submitting the application? Any advice on how to approach the situation? Should we just leave it up to the standard approval procedure? Thanks in advance for any feedback

Find out if anyone else has done it? If so, it is easy.
Get an engineer's opinion about wet over dry issues and how they can be addressed.

Next step, find a friendly board member and discuss casually.

Also, do not underestimate the significance of wet over dry. There is a good reason it is typically not permitted.

I suppose it's possible that you could cozy up to a Board Member, but generally, Board members are risk averse, and if the proposed renovation poses any risk to other shareholders or causes a leaky ceiling for someone, it is likely not be approved. If the Building Engineer opines that it should not cause any issue and recommends the proposed renovation, it is likely that the Board will go along with the Building Engineer recommendation.

Verse--Have you spoken at all with the building architect? Do you have a sense of whether the board has approved anything similar (in your line or another) in the past? What gives you comfort that the board would approve this? Do you have a back-up design that meets with the building requirements?

No one has ever done converted a kitchen to a bathroom in the building before and there have been numerous combinations. It would still be wet over wet since it would be the conversion of a kitchen into a bathroom. There are other combined units with 3 bathrooms however the bathrooms were pre-existing. We've asked the board why the rule exists and applies in apartment combinations and are waiting for a response. Does the building need a reasonable explanation as to why they do not permit additional bathrooms or are they allowed to just have a hard an fast rule for no reason? How much can someone fight something like this?
