Discussion about 174 Beard Street
why Corcoran is increasing a price of a listing sitting on the market for 6 months? my guess is that everybody says that Red hook is hot, super hot! but listings like this sit on the market for months, even more than 6 months, see 89 Pioneer street. Truth is that those listings are about 30% above the market price and all offers are way lower. At Corcoran are tired to show a listing for 6 months and getting offer below $1M, so are now sending a sign ( fake!) that there is such an high interest for this property at that price that they need to increase the price!

The listing agreement is about to expire. The sellers should just move that thing before the next big hurricane.

Flutistic is right, people's memories are fleeting.

Two ideas:

Perhaps when the listing entered contract initially, the appraisal came back over the asking price

Or the accepted offer on the first buyer was higher, so when the deal fell through, the agent reflected the increased asking price to the accepted offer amount.
