Hudson View gardens

Anyone care to comment on this building/complex? Is it nice? A good buy? Why are the apartments here so much cheaper than at Castle Village? Why are the apartments at CV so pricey for the area? Other thoughts on buying in HH?

I'm no Washington Heights expert, but I did do a buyer representation up there last year. My sense is that the neighborhood is nice and residents like it. I think prices have been blowing up over the past couple of years as Manhattanites feeling priced out of the UWS have gone there, plus specifically lately I think people have been betting on the renovation of the bus station. I think CV is pricey because of the doormen, but it depends on what you need -- I would throw 720/730 Fort Wash into your competitive set too, as well as look at smaller buildings (my buyer ended up in a smaller building, and is happy). Also think about your transport needs -- the 1 and the A up there are very different beasts, so I suggest riding each of them nights/weekends as well as rush hour to get a feel for that.

Hudson View Gardens is noticeably older than most other buildings in the area (1920s versus 1935-1940 or postwar). And they have taken a more 'historic' approach to maintenance and updates over the years -- sticking with the original single-pane window glass, for example. Maximum two air conditioners per apartment (and for a 2br, that may get tough.) Laundry is only in one building of the complex. The rear buildings are walk-ups; the front buildings along Pinehurst have elevators. And there is no such thing as a 2br/2ba there; everything is one bathroom. All those factors mean a 2br at HVG may not be quite comparable to other 2br's in other buildings, so look at the details on pricing.

Assuming they still require 25% down that could tend to hold prices down slightly too.

All that said, it is beautiful, many great river views, screen doors to the exterior fire stair towers are a nice touch, busy community room and private playground, and more. Nothing more picturesque than HVG in the snow with wreaths on the big wooden doors to each building.

Thanks for this info. How is the neighborhood overall? Is 187 really a good school or just better than the others in the area? What about safety in the are overall? Shopping? TIA!

No problem, Ida (you're not Ida Goldberg by any chance now, are you? Oh wait - never mind - she'd be around 115 years old or so by now...

Anyhow, regarding safety: Overall, vastly safer than decades ago, when Jane Hudson was still launching into drunken tirades in the local streets. In one particularly memorable incident, she raced down Overlook Terrace, pushing Blanche in her wheelchair, apparently hell bent on stopping short & throwing her off the cliffs to eponymous river below.

Luckilly Mrs. Bates, their chatty next door neighbor who - by sheer coincidence - became their next door neighbor once again when they decamped for the West Coast - intervened just in time by waving a bouquet of freshly cut flowers under Jane's nose. The scent had a momentary sobering effect in her, bringing her to her senses at least for a few critical seconds.

Thankfully, there are no such issues to concern yourself with in the present day. Best of Luck!
